Add square footage that pays you back.
Portland is one of the most ADU-friendly cities in the country—and the permit process is still genuinely complicated. Setbacks, height limits, lot coverage, sewer separation, occupancy. We handle it. You decide on finishes.
- Typical Timeline
- 6–9 months
- Typical Scope
- Detached ADU, attached ADU, garage conversion, basement ADU

Every line of the scope. None of the surprises.
Feasibility + zoning check
Before you commit, we tell you straight whether your lot can accommodate what you want. Setback analysis, lot coverage math, height envelope review.
Design + permit drawings
Architectural drawings, structural coordination, permit application package. We file, we pick up corrections, we resubmit.
Site work + foundation
Excavation, foundation pour, separate sewer + water laterals if required, electrical sub-meter trench.
Framing through finish
Conventional framing, MEP rough-in, insulation, drywall, kitchen, bath, finishes. Same standards as the main house.
Occupancy walk
Final inspection, certificate of occupancy, separate utility meters energized. Ready to rent or move family in.
Accessory Dwelling Units (ADUs) across the Portland Metro
We cover Lake Oswego, Milwaukie, SE Portland and the surrounding metro. Owner walks the job daily on every project.
Real answers,
no sales script.
The questions we get on the first call. If yours isn't here, ask the owner directly.
Most kitchens land between 6 and 10 weeks from demo day. Cabinet lead time is the biggest variable — if you're flexible on door style, we can usually shave 2–3 weeks. We give you a real schedule with milestones, not a 'sometime in the spring' answer.
